Officials of Del Webb Corp. have completed the sale of their Lake Powell marina, lodging and houseboat operations to ARA Leisure Services Inc., Philadelphia, Pa.

Various adjustments reduced the sales price by $4.6 million to about $72.4 million.Philip J. Dion, Del Webb chairman and chief executive officer, said the company will realize a net gain of about $14 million from the disposition of its discontinued leisure operations and their 1988 operating results. This includes the sale of the company's Nevada Club and Mint Hotel casinos in Las Vegas and the Lake Powell sale.

Also included in the sale are provisions to cover the company's remaining financial obligations to the Claridge Hotel and Casino in Atlantic City, N.J., and estimated costs associated with the eventual disposal of the High Sierra Casino and Hotel in Lake Tahoe, Nev.

Dion said the company expects a consolidated net loss of about $9 million for 1988, which is a preliminary estimate that could change materially when appraisals are completed on certain discontinued real estate projects.

The company will have losses from continuing operations, which consist of active adult community developments and, to a lesser extent, conventional community land development, totaling about $3 million in 1988.

Webb also will incur a loss of about $20 million from its discontinued commercial/industrial real estate projects, including an estimated $15 million of loss provisions for disposal of those assets, Dion said.

"The company's restructuring will be virtually completed after the expected closing of the Claridge transaction in March and includes a provision for all remaining estimated costs associated with the eventual disposition of the two remaining leisure facilities," Dion said.

"As we enter 1989, our balance sheet will be simplified and strong as we prepare to take advantage of our real estate markets, particularly adult community development," he said.
