Grand opening for a new single-family home development at 1700 E. Pioneer Rd. (12300 South) called "The Masters" is going on this weekend.

A fully decorated, 3,000 square-foot model home is open today, with refreshments, and daily from noon to 6 p.m., said Greg A. Larsen, owner and principal broker of Premier Properties, exclusive marketing agent for the $30 million project.Developer of the 45-acre property is Salt Lake-based Gough Construction. Gough bought the property, formerly farmland, in January from Meeks Wirthlin and the Wright Family Partnership.

Since then, the site has been subdivided into three phases of 99 lots which have been sold to builders who will, in turn, build homes and sell them as a house/lot package. While several builders are involved in construction at the project, Larsen said Gough will retain about two-thirds of the lots.

He said Gough's team of in-house architects have created nine new home designs that buyers may choose from, although all the plans can be altered to fit a buyer's particular needs.

"Unlike the homes being built at South Mountain, which is mostly tract housing (South Mountain is located just south of The Masters) these are high-end, custom homes," said Larsen.

Larsen foresees no problems in selling out the 99 homes platted for the complex during its planned two-year development of the three phases. Currently, there are 15 homes under construction at The Masters, of which seven have been sold.

"We haven't seen any sluggishness in the market at all," said Larsen, who also markets Can-nonwood, Falcon Ridge, High Point South, Kingspoint and Stone Creek housing developments in Salt Lake County, comprising a total of 375 houses.

"The Masters" golfing theme for the project stems from its proximity on the northern border of the complex to the Hidden Valley Country Club. The streets are named for famous American golf courses, including Cyprus Point Way, Sawgrass Circle, Hilton Head Way and Torrey Pines Circle.

Lots range in size from one-quarter acre to a full acre. The site boasts a stream, mature trees and close-up views of the Wasatch mountains.

Home prices at The Masters range from $230,000 to $450,000 with the average price around $290,000. Homes are sized from 1,800 to 2,700 square feet in the ramblers (with an additional 1,800 to 2,700 square feet of unfinished basement), and 2,200 to 3,200 in the two-story models with 1,000 to 1,600 square feet of unfinished basement. Three to five bedrooms are available.

Larsen noted that the list of standard amenities is considerable at the project, including security systems (includes one year of free monitoring), night-lighted mail boxes, central air conditioning, 9- and 10-foot ceilings, double staircases, upgraded rustic wood trim packages, and Trex wood, no-stain wood decks.
