NORTH SALT LAKE -- The recently completed North Pointe Business Park at I-215 and Redwood Road in North Salt Lake is counting on its location and competitive land prices to lure high-tech businesses and other firms.

"We view the city of North Salt Lake as an excellent place to do business, and the intersection of I-215 and Redwood Road is an extremely convenient location," said Ed Johnson, one of the project's principal owners.Permitted uses at North Pointe include office, commercial and light manufacturing. Johnson is hoping several high-tech companies will want to relocate to the business park because of its high visibility. Also, because land prices are low, more can be spent on buildings, he pointed out.

North Pointe is the third business park to open in western North Salt Lake along the Redwood Road corridor within the past year and a half. The others are Northwood Industrial Park and Hughes Industrial Park.

"We're excited by North Pointe. It's got good visibility, and we think that might promote additional growth in the area," said North Salt Lake city manager Collin Wood. The additional jobs and tax revenue will be good for the city, he said.

The 14.5-acre business park on the northeast corner of Redwood Road and I-215 is at one of the few freeway intersections on the Wasatch Front not already built out, affording tenants visual exposure to many thousands of cars a day. And at $4 to $4.50 per square foot, its finished lots are half the price of comparable locations in the Sandy area, said Johnson.

North Pointe is 10 minutes from Salt Lake International Airport and downtown Salt Lake City, and its location between southern Davis County and western Salt Lake County also makes it convenient, said Johnson. The project will also benefit from commercial and residential growth occurring in the area, he said.

Six lots totaling 370,628 square feet and ranging in size from 46,228 square feet to 93,828 square feet are currently available at North Pointe. In addition to selling the lots, the owners will also build to suit. The project is being marketed by Colliers Commerce CRG of Salt Lake City.

North Pointe's first tenant, the Avante Window Co., opened its new 27,000-square-foot facility on Monday, with Gov. Mike Leavitt and Sen. Bob Bennett, R-Utah, one of Avante's investors, in attendance.

Currently under construction at the entrance to the business park are a large Chevron service station and an A&W restaurant.

Johnson said he expects North Pointe to be filled within the next three years, with improvements totaling some $10 million.
