WEST JORDAN -- Action by the City Council to rezone 280 acres of agricultural land has cleared the deck for development of a new business and industrial park north of the Old Bingham Highway at about 6200 West.

Elk Ridge Business Park already has two anchor tenants, the council was told Tuesday, and will have at least 75 more industrial lots available for future development. The new business park is south of and will adjoin the 21st Century Industrial Park, which houses the Dannon Co.

Council members were advised that developer Bob Kelez is wrapping up negotiations for the construction of a 380,000-square-foot Sysco Intermountain Food Services warehouse on a 40-acre lot.

Also in the wings is the construction of a 338-000-square-foot distribution center for the Dana Distribution Corp., which deals in automotive and truck parts, on a 27-acre parcel.

Sysco and Dana are planning large facilities that will solidify the rapidly growing business and manufacturing area now taking shape at the west end of the city.

A staff report indicates the business park use conforms to the city's general plan for the area.

Elk Ridge lies approximately between 9400 and 10200 South from about 6000 to 6400 West on ground that had traditionally been zoned for agricultural use.

On Jan. 5, the council approved economic incentive packages for both Sysco and Dana.

The $600,000 package for Sysco includes a reduction in impact fees and a rebate of a portion of the company's future property taxes.

A similar package for Dana provides a $220,000 reduction in impact fees.
